1. Moisture Trapped Beneath the Sealer
The most common cause of whitening is moisture trapped under a film-forming sealer. In Florida, moisture moves upward from the ground into pavers. If sealing occurs before that moisture escapes, it becomes trapped beneath the coating.
When the sun heats the surface, that moisture turns into vapor—creating a cloudy or white appearance.
2. Sealing Immediately After Cleaning or Rain
Pavers may appear dry on the surface but still contain internal moisture. Sealing immediately after pressure washing or rainfall increases the risk of whitening.
Proper drying time is critical. Pavers can’t be puddled with water.
3. Wrong Sealer for the Environment
Some sealers simply aren’t designed for humid climates. Products that lack breathability trap vapor instead of allowing it to escape, virtually guaranteeing haze formation.
4. Over-Application of Sealer
Applying too much product creates a thick film that traps moisture more easily. More sealer does not mean more protection.
5. Why Whitening Rarely Goes Away on Its Own
In most cases, whitening will not disappear without intervention. While mild haze may fade slightly, severe whitening often requires stripping and resealing.
Preventing the issue is far easier—and far cheaper—than fixing it.

Applying multiple coats of sealer, even over time, won’t fix your problem; it will only make it worse and can permanently damage your pavers to the point they need to be replaced. When your sealer fails, it needs to be stripped before applying additional coats of sealer over the failed sealer, which only makes the new sealer look worse over time and further enhances the already multiple coats of failed sealer.
